The rules for using housemoney, in plain words. These terms are between Truman TT Fleming LLC and the office or agent that uses it. Using housemoney means you agree to them.
The price
$180 a month for a solo agent. Teams: $150 an agent a month, three at least.Billed monthly, in advance, on the day you started.No setup fee. No contract. Leave any month.If the price ever changes, you hear from us 30 days before.
Messaging contacts
Every agent brings 5,000 messaging contacts.Past that, $50 for every 5,000.Counted from your old CRM when you join.
Fair use
2,000 texts and 2,000 call minutes an agent a month.Above that, Truman calls you. Nothing is cut off.There is no mass texting. Calls and texts are for real conversations.
Substrait AI
Writes each message for one person. None of it is a template.For stages you choose, it drafts and you send.Only in your hours, in the person's local time.STOP is honored right away, and a daily ceiling bounds what it sends.Every word it sends is on the person's timeline.
Texts to your people
Texts come from your team's own number, about the homes and help the person asked for.How often depends on the conversation. Message and data rates may apply.Reply STOP to stop and HELP for help, at any time.We keep the record of each person's consent and every opt-out.
Ads
You pick the platform, the audience, the city, and the budget.We run them in ad accounts we hold for you on Google and Meta, under their rules for housing ads.Our fee is $1 to $3 a lead, shown on the Ads page and on each ad. No cut of your ad spend.Your Facebook Page, your leads, and your website visitors stay yours.Google and Meta decide whether an ad runs and what each lead costs. We do not promise a number of leads or sales.
Paying for ads
From your bank only, linked by signing in to your online banking through Stripe. We never take a card for ads.Your budget is the most you pay. It covers the ads and our fee, and we stop the ads before the two reach it. If Google or Meta spend past it, that is on us.Paid in advance. Starting an ad debits its monthly budget, and it runs once the payment clears. Raising a budget debits the difference that day.Every 1st, until you pause or stop. We debit next month's budget for each ad running or waiting to run, minus what last month left. A paused ad is not billed.Stop before the 1st and you are not billed for the next month. What is left comes back to your bank.A payment that does not go through pauses your ads until it is paid. Nothing else stops.
Your part
Follow the law in everything you send and advertise: the Fair Housing Act, your state's advertising rules (in Nevada, your license number and brokerage), and the TCPA.Text or call only people who agreed to hear from you, and stop when they ask.Keep your license number and brokerage current. Ads need them.No spam, no scraping, nothing that harms people.Keep your sign-in to yourself. You answer for what happens under your team's accounts.

Limit on what we owe
As far as the law allows, our total responsibility for any claim is what you paid us in the three months before it.We are not responsible for lost profits or indirect losses.
Leaving
Cancel any month, from the CRM.Your database and your site export in one click, on your last day as on your first.We may suspend or end an account that breaks these terms.
The law and changes
These terms follow the laws of Nevada.When they change, the date at the top changes, and we email you about anything that matters.
